The first step in a real estate transaction is often the preparation of the Sales Agreement.  This is a contract between the Seller and the Buyer and identifies the terms of the sale such as the property address, price, inspection contingencies, and the closing date.  Our office can help with the preparation or review of the Sales Agreement.

The next step on behalf of a Buyer is to obtain a Title Search of the property to make sure there are no mortgages or unwanted liens on the property you intend to buy.  Our office orders and reviews the Title Search and notifies you of any such defects.

Either you or your lender will also want to obtain a Title Insurance Policy.  In the event a defect is discovered, the title insurance company defends the insured if a lawsuit arises and will provide reimbursement for loss up to the amount of the Title Insurance Policy.  The fee for Title Insurance is a one-time premium and is set by Pennsylvania law.  CTM Settlement is an approved agent for both Fidelity National Title Insurance Company and First American Title Insurance Company through which the policies are issued.

Closing costs for either a sale, purchase or refinance can include the title search, transfer taxes, recording fees, and realtor commissions.  Your lender’s fees and costs may also be included such as appraisal costs.  Let us quote you an estimate of closing costs for your sale, purchase or refinance!

            On the Closing Date, the Seller signs the Deed, and the Deed is recorded transferring the property to the Buyer.  The Buyer signs any loan documents and pays the purchase price.  The sale is now complete.
